The Mississippi River town of Ste. Genevieve, MO, might be the ideal spot for a buyer in search of a refreshing idea.
This mixed-use structure on the market for $599,900 has the potential to become a craft brew paradise.
“[The building] was built in the late 1800s as a brewery, so it still has a lot of that old architecture, like high ceilings, big steel beams, and exposed brick, and you can actually still see some of the pieces of the building that they used for brewing,” says the listing agent, Zachary Naeger with RE Source. “There’s a concrete trough where they used to divert water, and a stone cellar with arched ceilings where they used to store wine and beer.”
Right now, half of the building awaits a suds-fueled renaissance, and the other half is a recently converted residence that truly shines.
The tall brick structure is the 3,800-square-foot residential space, and the attached commercial building measures in at an additional 3,409 square feet.
Naeger says the building was a brewery for many years. It was put to other uses during Prohibition, and sat empty for decades.
“The current owners bought it with the intention of renovating it and getting it functional as a brewery again,” Naeger says. “They completed the residential side—and then an opportunity came up for them to move to the East Coast and take a job that they couldn’t pass up.”
Now the property awaits a new owner who also fantasizes about fermentation.
On the residential side, the fabulous four-bedroom space spans two levels and also has a basement.
“The owner is an architect, and she did a great job with it,” Naeger explains, noting that she “paid attention to all of the details and preserving all of the historical qualities of the building—and working around them.”
Featuring exposed brick and large, arched windows, the high ceilings and open floor plan give the space an airy feel.
Downstairs, the basement boasts a theater room, play area, kitchenette, and full bathroom.
The commercial space is a blank slate for new owners to customize as they see fit.
“The [current owners] really haven’t done a lot, other than the main structural things. They really haven’t started finishing anything out for a brewery,” Naeger says.
He adds that the commercial building does have a new roof and all-new utilities.
Asked how much it could cost to get the space up and running as a brewery, Naeger offers up a rough estimate of around $200,000.
Website domains, logo design, architectural plans, and more can all be included in the final sale if a buyer so chooses.
This old brick building fits right into the quaint downtown vibe.
“It is kind of like going back in time. Ste. Genevieve is a real historic town,” he says. “There are a lot of old historic buildings from the 1700s—and this one just really stands out as one of our centerpieces for that area of town.”
The surrounding area is also home to several wineries, and the town is a national historic site. Naeger says a business where people hang out after a day of exploring presents a viable propostion.
“There really isn’t anything in town to get a craft beer or sit down and have a glass of wine,” he says. “If somebody were to do this correctly, it can be a really great opportunity and potentially make somebody a lot of money.”
