Several selling points make this $40 million mansion in Malibu, CA, stand out—and only one of them is the lovely location.

As the eighth-most-expensive home on the market in the coastal town right now, this four-bedroom, 4.5-bathroom pad is also the highest-priced along Malibu Road, which hugs the Pacific Ocean.

Those views can also be enjoyed from the rooftop pool, a rare amenity along the ocean, says the listing agent, Shen Schulz, of Sotheby’s International Realty.

“This is a much better deal,” says Schulz.

“The entire back of the house opens up to the water with the click of a button,” says Schulz, referring to the automated glass windows, doors, and walls.

In addition, there’s a state-of-the-art Lutron lighting system. A huge primary bedroom offers 75 square feet of frontage.

A $40 million home is hardly at the height of the market in Malibu right now, says Schulz, noting that a nearby home recently sold for $177 million, a new record for California.

“There’s also been quite a few top sales (in Malibu)—$90 million to $110 million—that have been listed recently,” he says.

A tech or crypto buyer might scoop up this listing, or perhaps someone who can work from anywhere in the world.

“We’re getting a lot of buyers from the COVID push to the coast,” says the agent. “Part of the reason is safety—getting out of the cities. The second reason is, people have said, ‘If not now, when? If I don’t have to commute, why don’t I live where I want to live?’”
