A midcentury modern marvel designed by Richard Neutra has become available in Woodland Hills, CA.
Built in 1962, the 3,062-square-foot home designed by the Austrian-American modernist architect is on the market for $3,300,000.
“This is really a piece of art you can live in and enjoy,” says listing agent Allen Roth, of Sotheby’s International Realty–Beverly Hills Brokerage.
Called the J.N. Baldwin House, the four-bedroom, three-bath structure sits on a 0.4-acre lot on a hilltop, behind a gate and up a long, curved driveway.
Stylish spot
Los Angeles–based stylist Jeanne Yang and her husband, Scott Cort, purchased the property in 2000 for $659,000. The couple tastefully renovated the residence, twice.
For the most recent remodel, in 2020, they equipped the kitchen with custom Bulthaup products, quartz countertops, a large island, and high-end appliances by Sub-Zero, Miele, Wolf, and Gaggenau.
Those familiar with Neutra’s designs will note the late architect’s trademark ribbon windows, a sliding-glass wall, and built-ins. The primary suite includes two closets, and the bath features original built-ins joined by a new vanity.
All three upstairs bedrooms feature new Milgard windows. The fourth bedroom is downstairs. In fact, that lower level could be used as a work-from-home or in-law space due to it having a bedroom and a bath.
“It’s an ideal setup as it’s separate from the home,” Roth says.
Midcentury modern memorabilia
The sellers are including a framed original chalk drawing by Neutra, blueprints, and a book.
“It’s rare to find these,” says Roth. “They often get lost or destroyed. They’ve been cherished by the current owners, and they’re excited to pass these along.”
The home includes a swimming pool, new deck off the living room, and a two-car garage. The sellers also recently added new landscaping and exterior lighting.
Key selling points are the home’s privacy and lot size, which would cost more in another L.A. suburb, Roth notes.
“There’s a lot of room around you, in every direction,” he says. “If you were to drop this home into West Hollywood or Beverly Hills, it would be triple the price and it wouldn’t have the same vibe or ambiance.”
Who will snap up this design-driven home in the San Fernando Valley, adjacent to Calabasas and bordering the Santa Monica Mountains?
“I think it’s someone young who has an appetite for art and design, but doesn’t necessarily have the budget to get in Beverly Hills, the Sunset Strip, or Pacific Palisades,” says Roth.
It could also be a person looking for a retreat in the Los Angeles area.
“We’re seeing buyers for second, third, and even fourth homes,” says Roth. “The concept of a pied-à-terre has never been stronger in L.A.”
Regardless of location, an art collector, designer, or fashion industry type could be drawn to the midcentury modern abode.
“Midcentury modern has become a popular segment,” Roth adds. “It’s a sought-after era.”
